Stewart Peninsula sits directly on the lakeshore with parks, trails, and a lakeside golf course. Expect a mix of custom and semi-custom homes, many with water or course outlooks.

Dock and boathouse reality on Lake Lewisville (read this before you tour)
Lake Lewisville is a U.S. Army Corps of Engineers reservoir. That matters because the Corps sets shoreline rules and issues (or denies) permits for structures on federal land.
- No new private docks/boathouses. The Lewisville Lake office states that new boathouses or docks are not allowed. The only path is to buy a property that already has a permitted boathouse in safe, usable condition.
- Permits don’t “transfer.” After a sale, the prior permit ends; the Corps may re-issue a new 5-year permit to the new owner after inspection and proof of boat ownership, consistent with Corps policy that shoreline use permits are non-transferable.
- Expect setbacks on Corps land. Much of the land below ~535’ elevation is owned by the federal government, which limits private improvements and where you can place structures or drive vehicles.
If a “dock-ready” claim shows up in a listing, verify it against the current Corps position and the property’s actual permit history.
Tip: If you plan to compare lakes region-wide (DFW core), also review the rules on Grapevine, Ray Hubbard, Eagle Mountain, Cedar Creek, and Lake Worth—each lake is governed by a different authority and the permissions differ.

- Improvements in the take area: Any work near the shoreline—paths, landscaping, structures—can trigger reviews by the controlling authority; don’t assume approvals.
