Living in Twin Creeks

Twin Creeks is a large master-planned community in West Allen built around an Arnold Palmer Signature golf course, natural creeks, lakes, parks and greenbelts.

The community contains several residential sections developed over multiple decades. Buyers can find traditional single-family homes, patio homes, newer residences, golf-course properties and custom estates. Wimberley Place provides a gated luxury option within the broader community.

Twin Creeks also has a central Collin County location near US 75, Sam Rayburn Tollway and the Dallas North Tollway. This makes it practical for buyers working in Allen, Plano, Frisco, McKinney or Richardson.

The Golf Club at Twin Creeks

The Golf Club at Twin Creeks is an 18-hole, par-72 Arnold Palmer Signature course. The course opened in 1995 and measures approximately 6,840 yards from the back tees.

Its layout follows two natural creeks and incorporates five lakes, mature trees, rolling fairways and residential golf frontage. The course is designed to provide several tee options, making it accessible to recreational players while still offering a challenge from the longer tees.

Twin Creeks is a daily-fee golf facility rather than a fully private country club. Public players can reserve tee times, and Arcis membership programs provide preferred access, rates and other benefits.

This distinction matters for homebuyers. Living in Twin Creeks does not include unlimited golf, but residents can play the course without purchasing a traditional private-club membership. Current tee times and membership options are available through The Golf Club at Twin Creeks.

Homes in Twin Creeks

Twin Creeks was developed from the 1990s through the 2020s, creating a much broader selection of homes than buyers will find in a smaller golf subdivision.

Older sections generally have more established landscaping and traditional architecture. Later phases offer newer floor plans, larger kitchens, dedicated offices and more open living spaces. The community also includes patio homes and lower-maintenance options.

Homes may feature:

  • Golf-course, creek, greenbelt or interior lots
  • One- and two-story floor plans
  • Pools and outdoor living areas
  • Two-, three- and four-car garages
  • Custom and production construction
  • Gated and nongated locations

Home size and quality vary considerably. Buyers should compare properties within the same section and construction era rather than relying on a broad Twin Creeks average.

Wimberley Place

Wimberley Place is the primary gated luxury neighborhood within Twin Creeks. It includes custom estate homes, larger lots and some properties with direct golf-course frontage.

Homes in Wimberley Place may offer pools, outdoor entertaining areas, substantial garages and more individualized architecture than properties in the broader community. Inventory is usually limited because the neighborhood contains relatively few homes.

Gated access does not mean every property has a golf view. Buyers should evaluate the individual lot, its relationship to the course and any additional association requirements.

Golf-Course Homes

Golf-course properties are available in several parts of Twin Creeks, but most homes in the community are located on interior streets or along greenbelts.

Buyers considering golf frontage should evaluate ball exposure, cart-path placement, course maintenance and the location of tees, greens and common landing areas. The course’s creeks and lakes can provide attractive views, but drainage, grading and retaining walls should also be investigated.

A home described as being in a golf community does not necessarily back to the course. A property search should distinguish between direct golf frontage, partial views and general proximity to the club.

Twin Creeks Home Prices

Twin Creeks covers a wide range of price points. Smaller homes and patio properties generally occupy the more accessible end of the market, while larger updated residences, golf-course homes and Wimberley Place estates command higher prices.

The community contains homes built over approximately three decades, so condition matters. Some older properties have received extensive renovations, while others retain original kitchens, bathrooms, windows and mechanical systems.

A single community-wide median can be misleading. The best comparisons usually come from homes of similar size, age, lot type and construction quality within the same Twin Creeks section.

Community Amenities

Twin Creeks residents have access to amenities maintained by the community association. These are separate from the golf club and do not require a golf membership.

Amenities include swimming pools, tennis courts, basketball and volleyball courts, playgrounds, parks and miles of walking and biking trails. Natural creeks, ponds and greenbelts run through much of the community.

Twin Creeks also connects with Allen’s broader trail network. The City of Allen maintains more than 100 miles of hike-and-bike trails linking neighborhoods, parks and commercial areas.

Residents should confirm which amenities are included with a particular property. Some newer or specialized sections may have separate associations, facilities or maintenance arrangements.

HOA Considerations

Twin Creeks contains multiple residential sections, and not every property has an identical association structure.

Buyers should verify the current assessment, architectural restrictions, transfer fees and maintenance responsibilities for the individual home. Patio homes, condominiums, gated properties and newer sections may have additional dues or services beyond those of a traditional single-family property.

Golf club charges are separate from residential association dues.

West Allen Location

Twin Creeks is located west of US 75 near Exchange Parkway, McDermott Drive and Alma Drive. Sam Rayburn Tollway and the Dallas North Tollway are within a practical drive.

Nearby destinations include:

  • Watters Creek Village
  • The Village at Allen
  • Allen Premium Outlets
  • Credit Union of Texas Event Center
  • Legacy West
  • The Shops at Legacy
  • District 121
  • Historic Downtown McKinney

The location works particularly well for buyers commuting to Plano, Frisco, McKinney or Richardson. Access to central Dallas is possible, but traffic and the specific time of day should be considered.

More information about the surrounding city is available on the Allen community page.

Allen ISD Schools

Twin Creeks is served by Allen Independent School District. Elementary assignments vary by address and may include campuses such as Boon, Cheatham, Evans or Green.

Allen ISD uses an unusual grade configuration. Elementary schools serve kindergarten through sixth grade, middle school serves seventh and eighth grades, Lowery Freshman Center serves ninth grade and Allen High School serves grades ten through twelve.

School assignments and boundaries can change. Buyers should verify the assigned campuses for a specific home through Allen ISD’s campus assignment tool.

What Buyers Should Know

Twin Creeks offers a wider selection of homes and price points than many golf communities. It also provides public access to the course, which may appeal to buyers who enjoy golf but do not want the cost or commitment of a private-club membership.

The tradeoff is that the golf course is not reserved exclusively for members or neighborhood residents. Homes also vary significantly by section, age and association structure.

Twin Creeks may be a strong fit for buyers who want established landscaping, resident amenities, Allen ISD schools and convenient access to major Collin County employment centers.
